These terms and conditions are applicable to members(organisations and companies on a business to business agreement with Property Seekr) and are read together with PART 1 General Terms and conditions
Please read these terms and conditions before using our website/ platform.
These terms govern the use of our platform accessed at the domain https://www.propertyseekr.co/
Access and using of the Property Seekr website is confirmation that you have understood and agreed to be bound by all these terms and conditions.
1.0Age
You must be at least 18years of age to use this platform. By using this platform you and accepting these terms you confirm that you are at least 18years of age
By using the platform and accepting to these terms and conditions, you confirm that you are at least 18 years of age.
By using the platform to sign up your organisation as a member and accepting to these terms and conditions in your capacity as a representative of your organisation, you confirm that the organisation and its users which include employees agree to abide by the terms and conditions of Property Seekr.
1.1 Reference Terms
Users
Reference to “Users” is referring to anyone using or platform or services. Members
Members are organisations and companies we work with on a business to business agreement. Our members include estate agents, managing agents , letting agents , commercial agents, new homes developers, housing associations, insurance companies, mortgage advisors ,banks , other financial institutions & lenders , build to rent developers, building societies , conveyancers and surveyors.

We are not an estate agent but we provide a platform for our members and partners to advertise properties and or services.
1.2 Who we are
These are terms for Seekr AI Ltd trading as Property Seekr. We operate the following website https://www.propertyseekr.co/
How to contact us;
To contact us send email to customer@propertyseekr.co or please write to us to the address , 82A James Carter Road Mildenhall Suffolk IP28 7DE.We are not an estate agent or property seller neither are we a lettings agent. We provide a platform for sellers, estate agents, lettings agents to advertise the properties and for prospective buyers and renters to access the advertised properties and get in contact with agents.
1.3 Free of Charge
This platform is made available free of charge only to prospective buyers , sellers and prospective renters who are looking for property, as well as new members who are still on a 12 months free trial period.
1.3.1 Members Free Trial ( 12 months )
All our new members are eligible to get a free 12 months free trial period of using the platform without paying.
1.4 What happens after 12 months Free Trial?
All other users such as estate agents, managing agents , letting agents , commercial agents, new homes developers, housing associations, insurance companies, mortgage advisors ,banks , other financial institutions & lenders , build to rent developers, building societies , conveyancers and surveyors who use the platform on a business to business agreement with Property Seekr will have to pay the subscription fees as determined and agreed with Property Seekr.
Payment of subscription fees commences after 12 months free trial period upon opting in and signing the agreement to commence the paid subscription. It is not automatic that at the end of 12 months free trial period , the member rolls onto paid subscription. Property Seekr still give the member the option to decide to move on into subscription. The member must communicate in writing to Property Seekr of its intention to sign up for a paid subscription at least 30days before the end of the trial period.
If at the end of the trial period the member has not yet decided, They can still come back later to sign up for the paid subscription. A member is eligible for only one one- off 12 months free trial.
1.4.1 How is billing done?
Property Seekr operate region based billing rates. The branch location determines the billing rate applicable to it.
Basic enhanced services – All members will get basic enhanced services of the system, however they shall be other additional services which the member will have an option to opt in at an additional charge.
1.4.2 Each branch is treated as a member and billed separately in its own entirety. Duplication of property listings across multiple branches is not permissible ,Only the branch location with the original signed marketing agreement can advertise the property on Property Seekr platform.
1.5 Online Agents & Satellite Offices
Property Seekr uses virtual branch rule with a formular which determines the number of virtual offices applicable to each agent in consideration to their stock levels and based on the regions with their highest stock level in particular.
2.0 These terms are used together with or with reference to our Privacy Policy. Any personal data provided to the platform is processed in accordance to our Privacy Policy. We may revise our terms from time to time , if you do not agree with the revised terms , you must stop accessing and using the Platform
We reserve the right to make any amendments to the Platform form time to time without notice. We will not be liable if for any reason , the Platform is unavailable at anytime.
2.1 Your obligations
• You must not misuse the platform for any unlawful purpose or act fraudulently or maliciously
• You must not take any action that will damage or negatively affect the performance of the platform
• Use web scrapers or other automated programs to access or collect content. • Introduce viruses and or trojans to maliciously harm the platform intentionally • Hack into the platform or any forceful intrusion without authorisation to cause harm or derail the functioning of the platform
• If you are on a paid subscription , you must pay in time in advance before using the service as per the contractual obligation entered.
2.2 Limited Liability
Our liability is limited to any loss of life or injury caused by our employees negligence(excluding our members or partners) . We are not liable for any economic loss which may arise as a result of using the Platform , the Platform is only for advisory purposes, it does not compel action, the ultimate decision making to enter any binding contract rests with the user or member.
We will not be liable for ;
• Any loss caused by our members is not our responsibility.
• Any loss caused by a temporary unavailability of the platform due to upgrades taking place or internet unavailability
• Caused by DoS attacks , viruses and hacking of the platform
• Any other factors or circumstances beyond our control
